We prepared the Specific Plan for a new neighborhood in Winters, California. The Project envisions 1,120 dwellings units on 400 acres. A wide variety of lot sizes and floor plans are anticipated, and affordable housing will be included in the development. The land plan also includes neighborhood commercial uses, 15 acres of parks, a 10-acre high school site and a 90-acre open space corridor composed of detention basins, lakes, preserved and created wetlands, and trails. Water quality features will be integrated within the neighborhoods and open space corridor. Streets and block patterns emulate the original Winters settlement patterns. A major segment of the ‘Main Street’ loop that will eventually encircle the historic central business core will be implemented within the Greyhawk Project.  Each neighborhood park provides unique uses and facilities to encourage inter-neighborhood connectivity.
